Note: This exemption does not \u201cfreeze\u201d your taxes, only your<br \/>\ntaxable assessed value.<\/p>\n<\/div>\n<div class=\"subsection\">\n<h2>Eligibility Requirements:<\/h2>\n<ul>\n<li>Be 65 years of age or older<\/li>\n<li>Own and occupy home as primary residence<\/li>\n<li>Have a total household of $75,000 or less (2026)<\/li>\n<\/ul>\n<\/div>\n<div class=\"subsection\">\n<h2>Required Documentation<\/h2>\n<ul>\n<li>State-issued ID<\/li>\n<li>2025 Federal 1040 income tax forms for all people living in household<\/li>\n<li>Trust documents (only applicable for those with homes owned in trust)<\/li>\n<\/ul>\n<\/div>\n<div class=\"subsection\">\n<h2>How to Apply<\/h2>\n<p>This exemption must be renewed each year. Apply in-person at my office (no appointment<br \/>\nrequired), or apply online at Assessor.lakecountyil.gov<\/p>\n<\/div>\n<div class=\"subsection\">\n<h2>Senior Homestead Exemption<\/h2>\n<p>In addition to the Senior Freeze, the Senior Homestead Exemption is available for any<br \/>\nperson 65 years of age or older who owns and occupies their home as their primary<br \/>\nresidence. There is no income limit for this exemption.<\/p>\n<\/div>\n<div class=\"subsection\">\n<h2>Additional Updates to the Senior Citizens Real Estate Tax Deferral Program<\/h2>\n<p>Recent updates also apply to income limits on the Senior Citizens Real Estate Tax Deferral<br \/>\nProgram. The deferral program functions similar to a loan against the property\u2019s market<br \/>\nvalue. Deferred amounts are \u201cborrowed\u201d from the state of Illinois, who pays up to $7,500<br \/>\nof the tax bill which is repaid after sale of home. That is established by the<br \/>\nmajor taxing bodies. The role of the assessment is to provide a means to divide the tax<br \/>\nburden in a fair and equitable manner based on the value of the real estate.<\/p>\n<\/div>\n<div class=\"subsection\">\n<h2>Three approaches to valuation.<\/h2>\n<p>The Assessor uses three traditional approaches to appraise commercial properties in the<br \/>\ntownship: the cost approach; the market or sales comparison approach; and the income<br \/>\napproach. These are standard methodologies in the appraisal industry. Variations in the<br \/>\napplication of these approaches are necessary because the Assessor is also required to<br \/>\nensure that similar properties have similar assessments. This is known as assessment<br \/>\nuniformity<\/p>\n<\/div>\n<div class=\"subsection\">\n<h2>Statistical testing and assessment analysis are integral parts.<\/h2>\n<p>As a result, assessors rely on statistical measures much more than fee appraisers. Armed<br \/>\nwith means, medians and coefficients of dispersion, the Assessor is able to confidently<br \/>\nappraise properties at the appropriate percentage of market value and ensure the degree<br \/>\nof uniformity in the Township is within acceptable parameters<\/p>\n<\/div>\n<div class=\"subsection\">\n<h2>Your needs matters<\/h2>\n<p>If you call the West Deerfield Township Assessor\u2019s office, you\u2019re likely to get Andrew himself<br \/>\non the phone, or one of his close colleagues.
